Powerflushing in Essex

Cold spots and sludge cleared from radiator and underfloor systems

Powerflushing Explained

A powerflush from Green Plumbing and Heating costs between £300 and £800 depending on the number of radiators and whether the system includes underfloor heating. We connect a flushing pump, circulate cleaner through every circuit, flush out the sludge and corrosion, then dose the system with inhibitor. Most domestic flushes take between half a day and a full day.

Over the years a heating system fills up with sludge: iron oxide from the inside of the radiators, bits of flux and general debris. It settles in the bottom of radiators and in the low points of underfloor loops, and it is the reason a system that used to heat the house in twenty minutes now takes an hour.

The usual signs are radiators cold at the bottom or through the middle, the house taking a long time to warm up, banging or kettling noises from the boiler or pump, and black water when you bleed a radiator. If that sounds familiar, the system needs cleaning rather than replacing.

Most of the systems we flush are in Basildon, Chelmsford and Brentwood. We connect a flushing pump to the system, circulate a cleaner through every circuit in turn, agitate the radiators, then flush each one until the water runs clear. Underfloor heating is done loop by loop through the manifold, which is slower but is the only way to be sure every circuit is clear.

Once the system is clean we dose it with inhibitor to slow corrosion from starting again, and we will usually recommend a magnetic filter on the return if there is not one already. If you are having a new boiler fitted, a flush beforehand protects the new heat exchanger and is often a warranty condition.

Frequently Asked Questions

Powerflushing Questions

Why does my system need a power flush?

Because sludge builds up. Iron oxide from inside the radiators, flux and general debris settle in the bottom of radiators and in the low points of underfloor loops, and they stop the system moving heat properly. The signs are cold spots where radiators stay cold at the bottom or through the middle, slow heating, banging or kettling noises from the boiler or pump, and dirty water when you bleed a radiator. A powerflush clears it out.

How much does a powerflush cost?

Between £300 and £800. The number of radiators is the main factor, and underfloor heating takes longer because each loop has to be flushed separately through the manifold. The price includes dosing the system with inhibitor afterwards.

How long does a powerflush take?

A typical domestic system is half a day to a full day. Larger properties and systems with underfloor heating take longer. We will give you a realistic time at the quote so you are not left wondering.

Can you powerflush underfloor heating?

Yes. Underfloor heating is flushed loop by loop through the manifold rather than as a whole system. It is slower than flushing radiators but it is the only way to be certain every circuit is clear, and it is where sludge tends to settle worst.

Do I need a flush before a new boiler is fitted?

Usually yes. A new boiler has a much finer heat exchanger than an old one, so old sludge will block it quickly. Most manufacturers make cleaning the system a warranty condition. We will tell you at the survey whether a full powerflush or a chemical clean is the right call for your system.
